Concrete waffle slab. Engineer designed “H1” Class (Inc. Concrete pump). Maximum 300mm cut and fill. Slab costs will be adjusted if soil/site conditions differ.
BUILDING ALLOTMENT
Based on building allotment of up to 600m and a maximum building set back of 5.0 metres subject to Planning Authority.
SERVICES
Where any of the services referred to in this clause are available adjacent to the allotment the builder will arrange for their permanent connection.
ENERGY EFFICIENCY
6 star energy rating on any standard floor plan. Draught weather seals to all external house accessed hinged doors.
METALWORK
All external metalwork including roof gutters & fascia from standard colorbond colour range.
WINDOWS & DOORS
Quality aluminium windows with locks & energy efficient weather seals sliding throughout. Obscure glazing to bathrooms & WC’s.
INSULATION
R2.0 wall batts, R4.0 ceiling batts (residence only, excluding garage) minimum. Subject to six star report.
PLUMBING
Concealed plumbing (except for spa pump, if applicable).

Rinnai Solar Hot Water with gas back-up Single solar panel. Additional panel at extra cost if required. Subject to six star report
